  1. Focus on what the seller values
    Price matters but it is only one factor. A clean contract, a fast closing date, or flexible move-out terms can outshine a higher bid. Talk with the seller early. Ask what matters most in their sale—speed, certainty, or convenience. Use that insight to shape your offer.

  2. Apply tactical empathy
    Put yourself in the other party’s shoes. A seller who fears inspection repairs might hear “I know you want a smooth sale. What is your biggest worry about this process?” A buyer with doubts might hear “It seems you want confidence before you commit. What would help you feel sure?” Those questions unlock true motivations and lower resistance.
